A facilities manager from Wetherill Park called us last year with a situation that had been escalating for about eight months. Pigeons had moved into the rafter space above his warehouse floor, a facility that handled packaging materials. The droppings had contaminated two pallets of product. Why warehouses are particularly vulnerable to bird infestations

Commercial and industrial buildings create bird habitats by design, at least from the bird’s perspective. Large roller doors that stay open during business hours. High exposed rafter systems that offer elevation and shelter. Roof penetrations for ventilation and services that provide access points. Adjacent loading docks with constant food debris from packaging, pallets, and staff activity.

Feral pigeons are the primary pest species in most Sydney industrial areas, but Indian mynas, starlings, and sparrows are also common depending on the suburb and surrounding environment. Each species has slightly different behaviour and requires a different approach to exclusion- one reason that identifying the species correctly is the first step in any commercial bird management program.

A few factors that significantly increase bird infestation risk for commercial properties:

  • Loading docks with open-roller access during business hours (the most common access point)
  • Steel rafter systems in warehouse interiors that provide ideal roosting and nesting elevation
  • Skylights, ridge vents, or poorly sealed roof penetrations
  • Adjacent green space, waterways, or food waste areas that sustain bird populations
  • Neighbouring properties that have been proofed, which displaces bird populations to unproofed buildings

That last point is worth dwelling on. As bird control becomes more common across Sydney’s industrial precincts, proofed buildings effectively push their bird populations to nearby unproofed buildings. The compliance dimension: HACCP, food safety, and workplace health

For warehouses handling food products, ingredients, or packaging in contact with food, bird presence is not just an operational nuisance- it’s a food safety failure.

Under the Food Standards Australia New Zealand (FSANZ) Code, businesses operating in the food supply chain are required to actively control pests, including birds, as part of their food safety program. A bird infestation that results in product contamination can trigger:

  • Mandatory product recall or destruction
  • Non-conformance findings on HACCP and SQF audits
  • Regulatory action from NSW Food Authority where food safety breaches are identified
  • Liability exposure if contaminated product reaches the end consumer

Even for businesses not directly handling food, bird droppings in a warehouse create an occupational health risk. Dried pigeon droppings contain Histoplasma capsulatum, a fungal spore linked to histoplasmosis, and Cryptococcus neoformans, associated with cryptococcal disease. When disturbed during cleaning or forklift movement, these particles become airborne. Workers in environments with chronic bird infestations are exposed over extended periods without typically being aware of the specific risk.

The right solutions for warehouse and loading dock environments

Commercial bird control in a warehouse setting requires a different approach from residential work. The scale is larger, the access is more complex, the operational requirements (forklift clearance, door access, fire egress) constrain the solution, and the bird behaviour- particularly the use of interior rafter structures- isn’t something that spikes alone can address.

Interior rafter netting

For warehouses where birds are accessing the interior and roosting on rafter systems, the primary solution is professional tensioned netting across the span below the rafter level. This creates a complete exclusion barrier that prevents birds from accessing the rafter space while leaving the working volume below fully operational.

The netting is installed on a stainless steel cable framework, tensioned to remain taut across the span without sagging, and sized to the target species. Importantly, the installation is designed around the operational requirements of the facility: forklift access, overhead crane movements, lighting, sprinkler systems, and emergency egress all need to be accommodated. We assess these requirements during the site visit and design the installation around them.

Interior rafter netting is the most effective long-term solution for active warehouse infestations. Once installed, it eliminates the interior roosting environment entirely, forcing the bird population to relocate.

Loading dock and entry point management

Open roller doors are the most common entry point for birds in warehouse settings, and they’re the most operationally constrained to address- because you can’t simply block them.

The approach depends on the specific configuration:

  • For docks with extended open periods, PVC strip curtains or mesh screen systems at the door opening allow vehicle and pedestrian access while creating a barrier to bird entry
  • For docks where entry periods are shorter, habitat modification around the dock area- removing perching surfaces, spikes on dock ledges and signage, deterrents on the canopy edges- makes the dock environment less attractive without restricting access
  • For facilities where birds are entering through the dock and roosting inside, the interior netting approach above addresses the roosting environment even if the entry point can’t be fully sealed

Exterior perching and roosting control

The external surfaces of commercial buildings- parapet ledges, signage, canopy edges, loading dock canopy supports- are typically addressed with stainless steel spikes or post-and-wire systems. This removes the perching environment near entry points, which reduces the bird population attempting to enter the building.

Solar panels on commercial warehouse roofs are an increasingly common secondary issue. As commercial rooftop solar adoption has grown across Sydney’s industrial suburbs, the cavity beneath panel arrays has become a significant nesting site. For warehouses with rooftop solar, addressing both the rafter netting and the solar panel exclusion in the same program is more efficient and eliminates the cross-contamination between the two bird populations.

Ongoing management programs

For larger facilities, a documented ongoing bird management program- including scheduled inspections, maintenance of existing exclusion systems, and written reports suitable for HACCP documentation- is the professional standard. The economics of a maintenance program compare favourably to the alternative. A properly installed exclusion system with quarterly inspection and maintenance will outperform a reactive approach- where each new infestation requires a fresh assessment and installation- in both cost and operational disruption over a two to three year period.

What to do if birds are already established inside your facility

This is the scenario most facilities managers are dealing with when they first contact us- not a preventative enquiry, but an active infestation that’s already affecting operations.

The sequence for an established infestation differs slightly from a preventative installation:

  • Species identification first. Understanding which birds are present determines the legal framework- native protected species require a different approach than introduced pest species- and informs the exclusion specification.
  • Population reduction where appropriate. For large established pigeon populations, trapping and humane relocation may be recommended before exclusion installation, to reduce the population pressure on the newly proofed facility. We assess this on a per-site basis.
  • Nest and dropping removal. Before installing exclusion systems, existing nest material and accumulated droppings in the rafter space should be removed and the area sanitised. This eliminates the scent markers that attract returning birds and reduces the ongoing health risk from disturbed dried droppings.
  • Exclusion system installation. Interior netting, exterior spikes, loading dock management- sequenced around the facility’s operational requirements.
  • Follow-up inspection. A follow-up visit 4 to 6 weeks after installation confirms the exclusion is working as intended and identifies any access points the assessment may have missed.

Is bird control mandatory for food warehouses in NSW?
